Build for a private client - NOT for Sale

In the peaceful countryside of Cat Spring, Texas, this 1935 farmhouse stood as a beautiful piece of Texas history — rich with character, craftsmanship, and original architectural details.
Our goal wasn’t simply to renovate it.
It was to honor it.
As part of this historic home renovation in Texas, we carefully restored the structure while enhancing its functionality for modern living — preserving the farmhouse charm that made it special in the first place.
This century-old farmhouse underwent a full-scale restoration, balancing structural updates with architectural preservation.
We thoughtfully reconfigured the layout to create a more open, natural flow between the main living areas — improving light, circulation, and usability without compromising the home's original identity.
One of the most meaningful elements of this project was the preservation of the original wooden ceilings. Their natural warmth and texture remain intact, anchoring the home in its past while surrounding finishes introduce a refined, modern farmhouse aesthetic.
High ceilings, authentic wood detailing, and improved spatial flow now coexist beautifully.
Historic charm — thoughtfully elevated.
As part of this Texas farmhouse renovation, we added approximately 300 square feet to create a dedicated laundry and utility room.
The addition was designed to blend seamlessly with the original structure — maintaining exterior proportions, material harmony, and architectural continuity.
The new space enhances everyday functionality while respecting the home’s historic character.
Behind the preserved charm lies a fully refreshed structure.
This historic home renovation included:
• Full layout modification for open-concept living
• All-new energy-efficient windows
• New roof installation
• New siding
• Updated framing and structural reinforcements
• Modernized systems for long-term performance
Restoring historic homes in Texas requires more than cosmetic updates — it requires strengthening the foundation while honoring original craftsmanship.
Every improvement was made with longevity in mind.
A successful historic home renovation isn’t about erasing the past — it’s about preserving it responsibly.
This Cat Spring farmhouse now feels brighter, more open, and highly functional — yet still deeply connected to its 1935 roots.
The original wood ceilings remain.
The architectural charm remains.
The story remains.
But the performance, flow, and comfort now meet modern expectations.
At DHY Texas Builders, we approach historic home renovations in Texas with care, patience, and respect.
Whether restoring a farmhouse in Cat Spring or renovating an older residence in the Greater Houston area, we understand that historic homes require:
• Thoughtful planning
• Structural expertise
• Preservation awareness
• Seamless additions
• Careful material selection
We don’t rush historic projects.
We study them.
Because protecting history while upgrading performance takes intention.
If you’re considering restoring a historic farmhouse or older home and want a boutique design-build team that values preservation as much as performance, we would love to start the conversation.
If you’re considering a remodel or new build, we’d love to learn about your goals and share a realistic path forward.
