How does design-build work?

In a-build project, the project owner engages a design-builder who oversees the entire project and hires any necessary sub-consultants and subcontractors, including architects and engineers' construction firm specializing in design-build may have in-house architects and engineers or may hire external architectural and engineering firms. Additionally, the lead firm on a design project will hire any construction subcontract and specialists, including plumbers and electricians. This structure enables the owner and design-builder to work with a cohesive team, facilitating faster work and communication. For instance, the design-builder can evaluate design plans as the architects' engineers create them and discuss the potential costs with the owner

The Stages of a Design & Build Project

Free Estimate- Meet Our GC

The first step after you reach out to us is a brief phone call to collect all the essential information, such as location, your ideas, your style and vision preferences. This allows us to arrange for a specialist to visit you, assess the site, and gather all the necessary details to provide you with a comprehensive and precise estimate for the work.

The Formal stuff- Working Together

After meeting with our general contractor and reviewing your detailed estimate, the next step is to formalize our partnership. Our team will transform the estimate into an official agreement, which will include material budgeting and a progress-based payment schedule, all in a DocuSign format.

Planning and material selection

Here, you’ll work with someone to move toward producing a complete set of written project specifications and a final cost estimate. In this stage, you’ll consult with the design team as they:

Establish realistic material allowances Based on the budget. 

Produce final drawings

Apply for building permits

Order materials  

Review existing mechanical systems/propose any necessary modifications

Revise plans and specifications to confirm build-ability

Finalize written specifications and a final cost adjustment based on your selections

After all the layout and material selection has been completed our Team will Produce a detailed 3D Design to better visualize your material selection in the space before ordering the Finish Materials

Preconstruction - Scheduling and preparations

Each step in any major remodeling project builds upon the previous one. For this reason, your team will take special care before construction begins in coordinating when each subcontractor will be onsite to create a schedule without overlap or downtime. Pre-construction is when you’ll work with the team to:

Establish a timeline and create an electronic schedule

Meet with designers to choose product selections

(arrival of materials could take from two to 16 weeks)

Prepare a construction schedule

Particularly important during this stage is establishing a communications portal between the project manager and the homeowner. in order to gather all of this in one app for easy use of our clients we use Buildbook, a construction project management software that allows homeowners an inside look into what’s happening with their remodel and communicate with their team. In addition, homeowners can see the schedule and follow the specific milestones of their design-build project as outlined in their contract.

Construction

Site Prep/Demolition–Lasting about a week, this includes things like dismantling kitchen cabinets, tearing out old flooring, or knocking down walls. Whatever it takes to get a clean slate to start building happens now.

Roughing–Now’s the time for roughing in the plumbing, electrical. If the job includes a kitchen or bath, the plumbers come now to move existing or add new pipes, including water supply, drain, and sewage lines. Next, electricians wire new walls and make any necessary modifications to existing wiring. All these Roughing will require an inspection before proceeding with the job.

Insulation–Finally, the exterior walls get insulation.

Now that the project starts to take shape, the builders begin to apply the skin that makes the remodel yours:

Drywall and Trim– Once the internal framework is complete, drywall is installed, along with crown molding, doors and windows trims, and other finishing details.

Finish Materials

Finish Plumbing & Electrical – Once the cabinets are set, plumbers return to fit sinks, tubs, showers, and faucets. Electricians also return to connect all receptacles, light switches, and install lighting fixtures. 

Paint- Now, for the fun part. Applying paint and wallcoverings makes your remodel look like a home. 

Tile– Next, the walls and flooring gets installed, followed by baseboards and thresholds.

Cabinetry– For a bathroom or kitchen remodel, cabinets go in next.

Final walkthrough

Upon completion, you will conduct a walk-through of the remodeled space with your contractor to ensure that each aspect meets your satisfaction. Following this, they will demonstrate any new features, such as adjusting the water heater temperature or managing the light fixture timers. Additionally, the contractor will detail any warranties provided for the equipment and their services.
